Waterview Farms Apartments

I just had my car broken into for the second time - do NOT move in here. It's right down the street from the Village Apartments which are low income and have a high crime rate, as does every other place within a few blocks.

The building is so old and seals so bad that ant infestations are common. It is NOT soundproof as they claim; I can hear the neighbors next to and above me. I have had mail confirmed as having been delivered through the USPS and the leasing office hasn't given me any packages, stating "they must have been lost with the mail carrier and to call the post office". It is common to walk by the buildings and see dog messes that are not taken care of.

I pulled up the top of a pool filter and found a dead rat in it, one afternoon, drowned and rotting where we swim. Also, no toys whatsoever allowed in the pool without penalty.

This place seems to have removed their listing from Rent.com and rightfully so, as all the reviews piling up were getting worse and worse. We found them there, reported it several times and were hurried through a lease signing without them telling us where we needed to specify having found them through the internet service. Assuring us that all would be processed accordingly, we were denied the cash reward because the complex lied about how we'd discovered them. They never apologized for the oversight and were incredibly rude, something I haven't forgiven.

The enamel in my bathtub started to peel away and a leasing adviser wanted me to pay for it until I pointed out that I hadn't even been living here a year. Eventually they did cover the cost of repair.

There is 80's style vanity light bulbs everywhere, cable accessible only in the living room on one wall, do I really need to go on? We're outta here at the end of our lease.

The other review from "riv" is all true. This place 1 1/2 yrs ago had 40% vacancy rate & sold to new owners. The poorly trained staff in office only care about their review bonus for keeping place filled, & the cost of repairs down. I have complained rarely about outdated, or broken things, choosing to fix them/replace myself. Out of the 3 maintenace guys/girl they have, only one really knows what hes doing, but he is rewarded for just half assing jobs instead of replacing parts/units from the 70's & telling tenants that there is nothing wrong with 8-20yrd old carpeting, dishwashers, sinks. The only time things get replaced is if there was a tenant that really tore up the place (not uncommon) but even then, I have seen with my own eyes & have been told by maint guy (that is cool) how they just patch everything the best they can due to orders from main office not to replace anything & cost the apartment owners money. (Thats why they get review bonus)
Now if all that wasnt bad enough, I will get to my main issue with WVF. This place used to be quite when I moved in. But ever since they launched their "move anyone in to fill vacant units" specials, this place is now Little Africa!! The thing with apartment complexes is they offer the best school districs for Detroit ghetto rats to come, pay $500 a month, move in 4-6 people in a 1-2 bedroom apartment, and get all the benefits of the real city homeowners that pay property/school taxes. These people dont have to pay nothing more than $500 a month to destroy a once proud community. There is a few low income housing complexes all around this place. Once a "ghetto rat" runs up the bills at one complex, they just move 1/2 mile down the road to another that takes them in. They sit out in parking lot, or median picnic court, blasting car stereo bass, smoking/selling dope even at 3am. Last week 6 Novi cop cars pulled up (which they are always here for something) and surprised them, but they still do it nightly. I can remember a time also when you could find a parking spot close to your door. Not now! Between 1 (drug dealing) tenant owning 2-3 cars, or having 2-4 people living in a 1 bedroom apartment (all having a car) or even with all the "guests" that seem to visit here now between 10pm-5am, you have to either get lucky, or park 300 yards away at "Springs" apartment complex til morning when all the Detroit & trailer trash scurry back home!!
Now for the kicker. My lease is up and Im moving in 2 months. But after living here 4-5yrs or longer, does a current, well behaved, paying rent on time, non-complaining, tenant get rewarded for loyalty? NOPE... They raise your rent each year for a 1 bedroom apartment to almost $700!!! But when one of these spooks comes in to get an apartment, they get a move in special for $395-455 for a 1-2 bedroom.. So with this being said, if you voted for "Chicken George Obama" or celebrate MLK day by not selling dope til 6pm, YOU'LL LOVE IT HERE!!!

I’ve lived here for two years. I really like my apartment - it’s very quiet and bedroom is large - I have a complete bedroom set and can still walk around my bed. Tammy in the office is so sweet. She always greets me by name and whenever I’ve come to her with a problem she’s addressed it right away. The city put in new walkways out front and down the main drive, and Waterview did a lot of work here this summer on the parking lots too. Once they fix the grass it will look great!!

I'm making a comment regarding the rating of the apartment complex. It's one thing to dog and disrespect the tents but it's another to involve a certain race. People such as yourself single out one person when they are doing wrong then tend to view every individual the same way. Just because you see one person doing something wrong does not mean every black person is the same way.... Your comment is so inappropriate and racist I might add. Just because a African American male has several cars does not make him a drug dealer. i know plenty of them with more than one car that are college graduates. You could have rated the apartment not the individuals as a whole. Funny thing is you encounter these things everyday and I bet you wont do or saya d thing but move your scary a out! Its sad how you made a simple comment into a racist column. You make yourself look like the as that you really are. I know whites that are lowincome,blast music and have more than one car but yet no complaints.Grow up and get your needy a out the complex if you not comfortable.

I had my share of problems in the beginning - and they never seemed to stop. There is a permanently wet wall in my bathroom due to old pipes and bad drywall, the staff has been huffy about having to fix anything for me, the appliances come with defects which need extra modification - but they only tend to the units when people realize their failure, they will enter my apartment whether I like it or not "too look for infestation"s that are never there, my car has been broken into several times because it's located in a LOW-INCOME PART OF TOWN, no covered parking, cracks in the tennis court, no washer or dryer in the unit and they charge for their "laundry room", no fitness room besides a tiny tread and some weights, utilities NOT included, I rented my home at $700 and in the same week 5 men rented the identical unit across the hall for $640, several tenants being deported on a monthly basis... look at the exterior of this complex and steer clear. Go with your gut - wish we had.
