We relied on a professional home inspection when making our home purchase. Everything has a disclosure they are not certified "xyz" and you may want to seek additional inspection for "xyz" such as HVAC etc. I have document multiple things, including toilet from upstairs flooding downstairs the day we moved in. Electrical issues with bare wires, GFI plug issues, Insulation, Gutters, Water draining into garage from improper slope of yard. Poor insulation in attic, crawlspace. Improper home owner electrical ran and overloaded circuit breakers. Windows "were painted shut at time of inspection" but seller will cut paint around opening areas so they will open. All windows are wood double pane windows and were rotten and hardware doesn't hold windows in. All 22 have to be replaced. Both HVAC units had to be replaced a month after we moved in. Kitchen floor advertised as "ceramic tile" it was actually rubber flooring that looked like real tile with 1/4 cheap board stapled to subfloor. We removed the "tile" and floor has huge high and low spots up to 1" inch low in some spots and 1 1/4 in others. We have this in 3 baths also and are afraid to even take it up. I would not recommend this company to anyone. If you want to spend money on them doing your inspection your better off taking the cash and lighting a match to it and watch it burn.
