Kitchen Remodeling
Adjacent to the great room is the kitchen, which opens into it. The cabinets are made of cherry while the countertops are granite.
Bathroom Remodeling
Flooring
The Car barn is a very special place. It matches the main house in every way but is a functional office/workshop arrangement. The 800sqft upstairs apartment/office is finished and air-conditioned space that utilizes a Carrier heat pump system. The office area features a secluded back deck with a private rear entrance, a full bath/shower with interior storage, and Southern Yellow Pine flooring throughout. The Car barn has separate utility and phone service (up to 10 incoming lines) from the main house, a high-speed networked satellite Internet access system and wiring for a computer network.
Door Installation/Replacement
The deer mount on the wall is actually a hand puppet used to entertain visiting children. The warm tones of the interior furnishings blend beautifully with the different wood tones and heart pine floor. All of the floor to ceiling doors and windows are Pella Designer Series and are highly rated for their energy efficiency. All interior lighting is accomplished using indirect track lights.
Drywalls
The Master Bedroom is a generous size and features a seating area to the right of this picture. The Douglas fir frame and heart pine flooring theme is carried into the master bedroom as well as the floor to ceiling windows which overlook the western forest area and surround porches. The Pella Designer Series casement windows allow ample light into the room while allowing unrestricted views. The windows include interior accordion shades that can be lowered for privacy. Interior shades are easier to maintain and don't collect dust. A sliding Pella door allows entry to the enclosed deck area and surround porch outside. Ceiling heights are 10' through out with conventional drywall ceilings and walls. The bedroom bath area, located to the left in this picture, features his/hers walk-in closets, Mexican tile flooring, built-in Jacuzzi tub and walk-in shower. Hot water to both the upstairs and master baths is supplied by an independent hot water system, ensuring that both baths have plenty of hot water. The Master Bedroom and media room, located on the same level, share a separate HVAC system allowing the homeowners the ability to set the bedroom evening temperature lower than the rest of the house.

Tile Installation
Ceiling Fans
Notice the Jøtul FireLight wood burning stove on the hand laid stone hearth. It is the center piece of the great room. The high efficiency FireLight provides enough heat to adequately warm all of the common areas of the home, including the front entryway and upstairs loft at the guest rooms. The fully loaded stove will heat the home to 78 degrees on the coldest winter day and provide at least 6 hours of heating per load. The one overhead ceiling fan is enough to move warm air throughout the great room and loft.
Fireplaces
We had to deal with these winds during the raising, and they do get your attention. For numerous reasons, we used kiln dried Southern Yellow Pine for the frame. Carpeting
Notice the "X" brace theme is carried through the upper bracing of the entryway between the main sections of the home. This "X" brace motif is used throughout the house and the Car barn. The loft in the foreground and the adjacent loft in the guest area are carpeted, which controls reflected sound from below. The loft in the guest area separates the two guest bedrooms and makes a nice setting and mini library area, with built-in bookcases and indirect track lighting. The spacious upstairs guest rooms and loft feature their own HVAC system, huge closets, carpeting and central full bath. The bedroom to the left features floor to ceiling windows that offer a dramatic view of the drive to the house and the forest area to the east. The bedroom on the right is a bit more private and features smaller windows which offer long distance views of the surrounding hills of Argyle. There is ample room upstairs for guest or children and storage for other items if needed. The home can accommodate most any active lifestyle.<

Demolition
In addition to new material, we also use recycled or salvaged timber. By recycled timber we mean material that has been used at least once in a structure that is now being dismantled. When possible, we will visit the demolition site to select our materials from this "harvest" from the industrial forest. The raw materials come to us for remanufacturing.

Landscaping and Fencing

Driveways
This special pantry and utility room is located just off the main kitchen area and can be closed off from the kitchen when necessary. This area has become important for the homeowners as it allows storage, laundry and other household activities to be separated from other parts of the home. Sometimes you just don't feel like folding clothes, so being able to shut off this area is a major advantage. While it is attractive, the room is also highly functional. All grocery items are easily seen and accessed and it has become an attractive area to display the owner's Fiesta Ware collection with a special place for the complete Ivy Ware set featured on the "I Love Lucy Show". What is not seen in this picture is the washer/dryer, kitchen hot water heater (one of two in the home), utility sink and built-in ironing board. The floors are Mexican Tile with dark grout. All of the shelving is clear southern yellow pine from Red Suspenders as is all of the baseboard and window trim. Notice the built-in accordion shade between the inner and outer window panes of the Pella Designer Series Windows. The windows overlook the front surround porches and the paved driveway to the house. You can see the Car barn in the background.
Walkways
The drive up to the house and Car barn from the street and all of the parking areas are fully asphalt paved as is a remote covered parking area off to the left of this image. All of the walkways and flat areas around the Car barn are washed pebble stone concrete.
Irrigation Systems
The loader is running well and we are ready to unload the truck. You can see ice fog hovering above the logs on the right from spray kicked up by our irrigation system. We keep all of the logs under constant irrigation to prevent mold and mildew from setting in. Of course in this weather, mold has little chance to grow.

Window Installation/Replacement
Red Suspenders: We work under a fixed Construction Contract to fabricate the frame at our Nacogdoches Texas facility. We then ship the completed frame and the required SIPs to your job site. We then raise the frame on the foundation that we designed but that others have built. We coordinate the frame delivery to the site with the GC and provide the necessary experienced crew to do the raising. Once the frame is completed, we have our panel crew install the SIPs to completely enclose the home and cut all of the openings for all the doors and windows. At this point, we turn the project back to the GC for finish-out. Our contract usually covers all the material, the crew and equipment needed to raise the frame.
Siding
The front elevation of this home features a full length porch that not only directs visitors to the front door and protects them while they wait for it to be answered, but also shades the home from the intense southwest sun during the summer months. The stone and cement fiber siding provide an appealing and low maintenance exterior.
Porches
An eclectic blend of styles including Texas farmhouse, Craftsman and Prairie, this home is welcoming and comfortable. The warm textures and colors of natural, and to a large extent recycled, materials reflect light in a wide range of hues. Numerous windows and French doors extend the interior out into the hay meadow, forest and pond. The extensive wrap-around porches provide a classic transition between the outside and inside environments while providing shade from the summer sun. As with most of the houses we design and craft, the house is extremely energy efficient. This 2,000 square-foot all-electric house averages about $60 worth of electricity use each month.
Residential Roof Repair
The 50 year roof is made of Hardy Roof composite concrete shingles individually applied. All of the overhangs are done in Galvalume metal roofing and feature a traditional "R" panel design. The roof system has endured two major hail events with no damage.
Residential Roof Replacement/Installation

Carpentry
Subcontractors: answer to the GC and do the actual work such as plumbing, HVAC, electrical and the like. They are generally paid by the GC using "draws" made from your construction budget. Subs generally work on a bid basis but depending on the company or individual, they may be reluctant to give you a fixed price. Things like HVAC are easier to pin down than say general carpentry but a good GC will work with you to control these cost and manage your construction budget.
Insulation
In this image, you are looking out from the main loft above the kitchen/dinning area on the north side of the home, toward the winged stairs leading up from the entryway and toward the upstairs guest bedrooms at the southern end of the home. The main loft is open from floor to ceiling and overlooks the great room below. This open design allows the homeowner ample room to arrange the loft in any manner, from an entertainment area to a home office. Upstairs track lighting is controllable to allow different light levels and accents for intimate conversation to lively entertainment. During the winter months, heat from the wood-burning stove below fills the loft with warmth and makes this a favorite area for winter reading and relaxing. The main loft features it's own HVAC zone and superior insulation which keeps it cool during the hot summer months.
