I had a problem with a water heater at a rental of mine, Called after hours. The owner answered the phone himself. He was able to get me going for the night and then came back in the morning and installed a new water heater.. Even with the two trips . It was cheaper than some of the crazy quotes I got over the phone. I was desperate and he did not take advantage of that.

Did not follow through and did not return phone calls.
