This barn is not what it seems, nor does it provide what they advertise. The hay barn leaks, so owners assume the loss for hay which molds after getting wet (the real reason they make you provide your own). The arena is sloppy and slick during the winter, hard packed and uneven during the spring and once they finally disc it half way through summer, the dust is so bad you can't see through it, let alone breathe. The wash rack is falling apart and has no drainage so you end up ankle deep in mud everytime you attempt to bath your horse. The large paddocks are nice, but the fencing is repaired with baling twine and the shelters come apart in a strong wind. Not to mention the French drains they installed are above the ground level of the paddocks so they only really work when you have 6 inches or more of standing water in your pen. Shelters were built in the lowest section of the paddock so they all flood in the winter, leaving your horse with nowhere dry to stand. The owner of the property hoards horses so there is little funding available for renovations or repairs as they come up. As such, none of this is likely to be repaired in the near future. The arena has been in the process of being re-fenced for over 6 months with no progress.
If you're looking for a safe, reliable place to board your horse, keep looking. There are better barns in the Elverta/Rio Linda area for the same price or cheaper.
