Rented with this property manager for 3 years and never called them ONCE for anything. The rent was ALWAYS paid on time, if not early. The house was disgusting upon move in to the point of having to buy special toilet cleaner that had to be left on and scrubbed for days! Upon move out, the house was left MUCH cleaner that it was found. The yard was cut and everything was spotless, but because of an oversight (dirty AC filter), our deposit was docked $125.00. That is just ridiculous and a poor way to do business. I would NOT recommend Kinsaul Properties to anyone.

I am a new tenant with Kinsaul properties, and I must say, so far, I am very impressed with how they have handled any maintenance problems that I have had. I gave them a list of possible problems and they immediately sent someone over to fix them. It is a rarity to have landlords that actually care.

Do not rent from him. After 2 years of renting, proper payment, proper notice and spending 1 week cleaning the house, painting, blowing off the roof, trimming, raking, having the carpet professionally cleaned he still didn't want to give us our deposit and he's trying to charge us for work WE did!

IF you do rent from him take before and after pictures, document all phone calls etc. as we did. We are now taking him to court for our money.
