CHEAP! CHEAP! CHEAP! Jeff Japhet does not build good quality homes. He cuts corners in every way he can by using cheap material and cheap labor creating a house that is extremely unsafe and an inevitable money pit for a buyer. We almost bought a Japhett home but after looking at it more closely we realized what poor quality the house was. The foundation, the cabinet shelves, the cheap hollow wood they used to build a fence and deck, the awkward fixtures he used to try and give accent to the house, no gutters, no garage door opener, horrible landscaping, the list goes on and on. And if you are buying directly from Jeff Japhet don't expect to get ANY help on closing cost. He is a very greedy man and does not help his buyers in any way. He won't even provide blinds or a refrigerator. He also in no way helps the realtors who bring clients to see his homes. Don't waste your money!! Go to good, reputable builders who take care of their clients and build good quality homes that are worth your money.

One of the worst experiences I've ever had. I bought a house in napa oaks and it was the worst decision ever! Jeff Japhet has no idea how to build a house. He uses the cheapest material he can find. My MDF trim is warped and cracked, the home depot cabinets look terrible and the paint is the lowest grade available. The subdivision is in fair oaks, not MEXICO. Please consider ANYONE else before considering Japhet. I would if I had to do it again.
