John has appraised my home (several times – sale and refinance) and my investment properties in Laramie. I first met him in 2006 when the real estate bubble was in the midst of inflating until it did in fact burst in the fall of 2008. I was on the market for a new home and found what I perceived to be my dream house. I began the purchasing process, which included an appraisal ordered by my lender; the appraisal was completed by Mr. Bayer. Ultimately, the valuation came in less than the asking price. My initial reaction to the lower valuation was not an agreeable one, but subsequent to receiving a full copy of the appraisal report I called John to discuss. He went through his analysis as to how he arrived at the conclusion he had – it was thorough, detailed, and backed up with solid comparable data. He was professional and genuinely happy to talk it over with me.
I reflected on our discussion and in due course decided against the purchase after the seller decided not to accept the appraised value. Needless to say, Mr. Bayer saved me from a bad decision that would have resulted in me owning a house with a negative value position. Laramie has not been as destructively harmed by the foreclosure crisis as other parts of the country. I believe that responsible local lenders and appraisers like Mr. Bayer curtailed out of control value conclusions that other communities experienced due to horrific national mortgage lending policy. His integrity and commitment to objectively finding the most accurate valuation of properties not only protects Laramie homeowners, buyers, and lenders, it has lead me to insist that he appraise all real estate transactions that I am involved in – including the purchase of my most recent home. His 30+ years experience practicing in the Laramie community and his understanding of the market make him second to none.
When you don’t like the value conclusion, it’s easy to spew anonymous, emotional vitriol on the internet. It’s much more difficult to exercise objectivity and rationally analyze data/evidence when there is an emotional attachment to one’s home.
