Brook Gardens

This is an untreated, disgusting, dangerous place to be living in. They turn the water off any part of the day for no reason without even putting warnings up. They don't fix the roads. We have cops in here everyday because people don't know how to be a better person. The monthly payments go up every year and it's at like 600$ right now that's a waste of money when you can be living in an actual home. They don't allow trampolines, pools, or anything your child wants to enjoy. This is an unsafe place to be in and if you have children it's an unsafe environment to but them in. I do NOT recommend this Brooke Gardens to anyone.

Do not be fooled by outward appearances. The place LOOKS nice. The office folks SEEM sincere but no one cares once they get your money.

Look at plumbing under home. They said they winterized the home I was buying. I seen both toilets were cracked they said yes the home was winterized but we did not drain the toilets. Well I had to live here 14days with no water and get a loan for $2385.00 for a total replum job and new hot water tank. A lot of the homes sit vacant all winter. They evict someone after 2mths in rent and keep the home and resell it for cheap with no warranty.

Water gets shut off a lot to fix broken lines in park.

Plowing sucks in the winter. Watch leaving the park you will slide right out onto bigtree rd. Its always so icy there. Have been many accidents there. And there is only one way in and one way out.

Don't be a fool like I was get a inspection done. How would someone know to look and know the hot water tank was for a house and not a mobile home. Its cheap for a reason !

this place sucks. if id have known they would be such sticklers on things, i wouldnt have moved here. crappy rds, crappy trailers. lot rent way to high and going up in march...cant do an ything, cant have anything, no swing sets, no tramploines, no privacy fences...lots of empty run down places, lots of empty lots. owner's soulution to problems with neighboirs, call the cops...she wont handle the issues...dogs in the park that arent supposed to be here...pit bulls rotties, if id have known i was moving into the ghetto side of the park, id never have moved here..constant fighting of neighbors, and nothing is done...they need to be kicked out. never told the refer a friend program needed be done way before closing, and friends lost out on alot of money...i so want to leave this place....hopefully next yr when my child is done with school....i do not recommend this crappy place at all

I have lived here for over three years and we pay alot of money for lot rent but the owner who live out of state dont care about how the property is kept. If you try driving in the park good luck, it's an obstacle course to avoid pot hole that have yet to be repaired. We never get any return calls from manager of park, and they continue to take our money but dont keep up with the property. There are numerous water leaks and the water is shut off without notice. I do not recommend this place, try Eagle Crest. We are moving out of here!

The park managers claim to have no say or control over any of the decision making in the park. Please tell me why I was allowed to live in the park for over a year with NO TITLE for the home I purchaced from them. The managers blamed corporate, I never once saw or heard from anyone from corporate! They require you to have homeowners insurance, but you can't do that without a title! Also the home I bought had no running water because the pipes had burst before I moved in and shortly thereafter my floors started caving in, I couldn't even use the one room in my house. to fix the pipes it cost thousands of dollars and then when I fell behind in rent the owners from corporate told them (susposedly) to evict me. It's very hard to evict someone who owns their own home. The managers are pushy and rude. The police were at my home several times because my dog likes to be outside and I seem to be the only person in this park who doesn't own an ankle biter. The rules and regulations of the park seem only to apply for a few of the homeowners. Basically I would NEVER recommend living in this community TO ANYONE!!! Actually I would try to discourage anyone from living here, lot rent is ridiculus, get an apartment instead, it's cheaper and if anything breaks, like floors or pipes or toilets, etc... the landlord has to fix it, where as in a trailor it is your responsibility.
