We're a great company!

It's 2010 and we're still going strong. We can help take care of your commercial and residential appraisals. It's been a down market for about 3 years and you have to be good in order to make it through this storm!

They are INCOMPETENT

I ordered an appraisal from Irish Appraisal and they cheated me. The y quoted me one price, and then charged me another. They wouldn't release the appraisal and held it hostage despite the fact that I informed them that I had already paid 3 escrow extensions due to their error. My mortgage broker had to pay for it out of his own pocket because this was holding up the deal and we almost lost our home. Irish Appraisal couldn't even wait until the deal closed so that they could get their money directly from the bank. I will be telling EVERYONE about how shady they are and I would NEVER recommend them to anyone.

In response to this complaint we would like to clarify a few things. We worked extremely hard on this appraisal. The property in question was in such horrible condition that other appraisers had walked away from appraising this property. The type of appraisal that was originally ordered was not the most appropriate type of appraisal needed on this property. When the appraiser went out into the field he informed the realtor/loan officer that he didn’t think that the type of appraisal ordered was appropriate and he was instructed to go ahead with the type she had ordered, which he did. When the finished report was sent to the mortgage company, it was realized that they would need to change the type of loan, due to the condition of the property, and that in fact it was the not the most appropriate form of appraisal and the appraiser was instructed to make an additional trip back to the property which resulted in the additional fees. All of this was explained thoroughly to the loan officer, who is our client, prior to the appraiser making the additional trip. In regards to the portion of the statement “Irish Appraisal couldn't even wait until the deal closed so that they could get their money directly from the bank.” As an independent third party, we are not allowed to collect funds through escrow per USPAP and the OREA, the board that governs appraisers. Our payment can not be contingent on the loan closing in anyway. An appraiser has no connection to the loan and has no control over whether or not it funds. This loan eventually had to be transferred to another mortgage company, who understood the proper way to handle this type of property and the loan was funded. In response to the length of time it took to close the loan and all the problems they encountered while trying to get it funded and the time extensions etc., we had absolutely no control over the loan, we do not work for the loan company, it was not our mistake that caused the additional trip out to the property, and we tried and worked above and beyond on the specific appraisal to aid the original loan officer as much as we could. Our expenses in completing this appraisal were over the fees that were received. No complaint was ever made directly to our company from the borrowers themselves, as of today we have not received any email, letter, or statement that they were unhappy with our services until we found this. We still provide appraisals for the loan company who funded this loan and speak to them on a daily basis and they continue to order appraisals from us and seem from all accounts to be quite satisfied with our product. We strive to maintain excellent customer relations here and we would have tried to make any necessary adjustments to help someone who is going through something as stressful as a buying a home. We empathize with any problems that were encountered trying to get this loan funded but, the blame does not belong to the appraiser.
