Flooring
With all of the preprate and detailing complete, we installed the Koster VAP 1 2000 to the field of the floor, applying 18,000 in three days. The now waterproofed floor was ready for the flooring contractor to apply their leveling compound and floor covering.
Framing
One of many biotech research centers in South SanFrancisco, Rinat’s and Exelixes’ buildings, originally built in the 80s, was due for a building envelope waterproofing upgrade. Original panel joint caulking was failing, and well as the caulking at the window perimeters. The original window gaskets - now 30 years old, had lost their original flexibility and were allowing too much water into the window’s framing system. The EIFS shell has taken its share of bumps and dings over the years, and needed to be patched and repaired.

Demolition
In advance of the material arrival, the job was laid out in logical phases so that critical areas could be focused early. Once the material was onsite, demolition of the existing joint and installation of the new Emseal system was performed in a highly controlled phased manner in an effort to minimize any potential for moisture incursion into the newly constructed high-end office space below. During the course of the work, Urban performed numerous adjustments and real time field modifications to accommodate for differing site conditions and the revised scheduling concerns of the owner without adversely affecting the desired finish schedule or budget. As a result of the extensive pre-job planning and dedicated field oversight, the project team was able to complete the job in advance of the winter rainy season and provide the new occupants below with a safe and dry environment.

Landscaping and Fencing

Landscaping
Two large planter boxes at the abse of financial center highrises were placed over a critical electrical room below, that supplied power for the two buildings. The original lush landscaping, containing more than a few trees had grown over the years sucj that the roots had punctured the original waterproofing membrane, and cracked the concrete shell of the planter box - compromising the integrity of the structural slab, and allowing water to drip to the electrical room below. Urban was hired to remove all of the existing compromised membrane, and install a new 120 mill thick waterproof membrane. While protecting the structural slab and keeping the electrical room dry was the main priority, The Owner took the opportunity to transition the landscaping to a more drought-tolerant species.
Excavation
Urethane grout is typically injected through a wall to contact wet soil and/or water on the other side. We use this when it is not practical to access the other side through excavation, the grout, when in contact with water, expands to form a waterproof layer.
Walkways
Urban Waterproofing was called out to replace the expansion joints around the stadium walkways and landings in a three-phase project. The stadium was busy almost year-round - baseball in summer, football in fall / winter. Not to mention the concerts in between. When there was an opening in the schedule, Urban Waterproofing had to mobilize quickly to take advantage of the downtime.

Decks
The Rincon Center is a mixed use office, residential and retail complex located in a highly active area in the SOMA district of San Francisco. The building has both high-rise and mid-rise structures that abut one another and are tied-in structurally by means of a seismic expansion joint system. Over the years, the seismic joint system had experienced extensive stress and movement that had caused numerous breaches and tears within the joint system below material resulting in significant leaks into the office space below. With a new high profile tech tenant set to take the office space below, the owner and Urban performed a detailed forensic review of the problematic condition and ultimately determined that the joint system was well past its serviceable life and in need of replacement. While replacement of the seismic expansion joint system was the largest part of the work, along with that, Urban Waterproofing also repaired numerous concrete spalls, coated adjacent roofs and balcony decks with new high performance traffic coating, installed new waterproofing membranes within the planter box structures, and replaced the exterior façade sealant joints - all combined, a comprehensive set of repairs to extend the life of an active commercial office, residential and retail complex.
Siding
Like many buildings originally constructed in the 80s, the new owners wanted to update the facade to something more contemporary. The plan consisted of installing a new Hardie panel system over the original wood siding. Urban Waterproofing was hired to apply a waterproof air and water barrier to the wood cladding below the siding, as the primary waterproofing system for the new Hardie panel design.
Residential Roof Repair
343 Sansome is a high-rise commercial office building located in San Francisco’s financial district. Over the years the owner had made numerous attempts using various vendors to conduct costly spot repairs to the EPDM sheet ply roofing system on the roof level mechanically penthouse to no avail. After installing a new elevator system with associated expensive mechanical equipment in the room directly below, the owner ultimately realized it would be necessary and prudent to provide a long- term solution to the problematic roof above. Given that the owner had successfully used Urban in the past for other various waterproofing issues on their building they reached out to see if we could help.
Residential Roof Replacement/Installation
Having experienced numerous leaks in the sheet roofing system gave pause for concern about going back with a similar product. Sheet roofing systems are mechanically fastened or heat welded at the seams, and set with adhesive in the field of the sheet. The long term problem with these type roofing systems is when leaks arise, it becomes very difficult to pin-point the exact location of the point of entry as water can find its way into through a breach and migrate under the roofing membrane and show up as a leak in different locations. To that end, Urban advocates installing fully adhered fluid applied roofing and waterproofing systems which typically have a much longer service life and are easily spot repaired or modified as necessary. After reviewing the scope with the owner, Urban assisted in sourcing a product vendor (Sika) and helped drafting the spec & bid documents for the bid RFP. After review of the bids, the owner determined that Urban offered the best overall understanding of the project's special needs and was awarded the contract.

Painting
Insulation
It is a wall cladding system which places the insulation on the exterior side of the building. The typical assembly consists of adhesive (for adhering insulation board to the wall sheathing), insulation board, reinforcement mesh, and a composite exterior coating system.
Masonry
The most common form of elastomeric, as the name implies, it has “elastic” qualities. Applied at 8-12 mills dry thickness, it is a high build coating that can bridge small cracks that develop in masonry substrates. Lower UV resistance than traditional paint, and can also attract dirt.
Caulking
Walls that are concealed may have water entering either one or both structures as a result of failed waterproofing. In many cases, openings between connected building structures are often too wide or move too much, requiring something more than caulking to remain watertight.
