The owner knows the cost of the project before the project is in the design stage. Once the owner and the contractor agree on the parameters of the project and agree on the cost and type of contract, the architect, and civil, structural, mechanical and electrical engineers are brought in to the team. The project can be fast tracked with site work beginning while the other drawings are in the design and permitting stages. The design build contract can be lump sum, cost plus a fee, guaranteed maximum cost plus a fee, guaranteed maximum cost plus a fee with cost savings being shared by owner and contractor.. ▬ DESIGN/BID ▬ This is the traditional method. The architect designs the project, selects the contractors to bid, and the project is competitively bid. We pride ourselves on being competitive, and on the quality of our work, and on our ability to meet the architect's and owner's schedule. Our Hands On approach to management has proven successful. ▬ CONSTRUCTION MANAGEMENT ▬ The Pentreath Company can help owners with pre-construction planning, soliciting competitive material and sub-contract bids. We act in the owner's behalf for scheduling and budgeting. Our construction experience ensures the project is managed in a way the owner receives a high quality project in a timely manner. We perform construction management on a fee basis.
