A: Any time you are touching drywall, you must pull permits. The city is here as your guardian to your existing structure and investment. The city ensures the company responsible for the remodel performs the jobs to an acceptable standard and follows the necessary city compliance codes to keep you and your family safe. You do not want to work with a contractor that is willing to do the work without permits as this puts you and your investment at risk. The person that pulls the permits is legally responsible for completing the job to code.
Framing
For each remodeling project that involves structural engineering and construction, we create an internal Sea Pointe team consisting of the project’s lead designer, architectural designer, structural engineer, project planner and production manager. This enables us to have multiple eyes on your project to develop the most cost efficient solutions to your structural project such as removing walls, enlarging windows or doors, adding square footage and more. Construction costs can vary dramatically based in an engineer’s choices including foundation footing sizes, structural hardware, such as bolts and connections, framing materials such as steel vs wood. We work closely with our engineers to collaborate on how things can be built rather than being told which can result in plans being over engineered, and excess costs being added.
Tile Installation
Creating a cohesive design between the indoors and outdoors includes not only great space planning, but also material selection. Many Orange County home remodels are now including bi-fold doors in their outdoor spaces. This allows for a seamless transition between the interior and exterior of the home. Selecting tile flooring that can be carried throughout the house and into the outdoor California room also helps to create the look of one continuous space.

PRODUCTION PLANNING: Upon your approval of our estimate and the signing of the construction contract, we begin ordering cabinetry & materials, allocating manpower, and creating the project schedule, which includes scheduling the pre-job walk, job site prep, demolition, foundation, framing, doors/windows, electrical, plumbing/gas, drywall, siding/stucco, roofing, flooring, cabinetry, trim work, painting & punch lists.

Room additions sound like they can be overwhelming as it’s definitely a structural construction job, meaning we will need to bring in structural engineers to determine how much retrofitting is necessary to support the additional square footage to your home. In many cases only a few small square feet change the whole layout of a home. Often times, homeowners don’t immediately recognize the amount of additional support is necessary to add on to your home. It’s not just the framing, drywall, skim coating, beams, and roofing. Rather you are adding additional structure that does not have a slab under it to support the weight as well as even out the flooring surface from existing structure to new. When you add on to the roofline, you are also adding stress to existing structure elements that need reinforcing in the sub terrain in the form of pads that are dug a minimum of 18 inches under the ground. This means your existing homes’ flooring will need to be penetrated and this is a consideration as you make a decision to add on space.
