Thank you for considering Cypress Inspections, as it would be my honor to work for you. My job is to be as detailed and thorough in observing and reporting hazards and deficiencies to you, so you may make an educated and informed property purchase. If you do not hire Cypress Inspections, please do your do-diligence and hire the most experienced professional inspector you interview that meets your inspection need. All home inspectors are required to perform an inspection at a minimum per the Standards of Practice 535.227-535.233 of the Texas Real Estate Commission ( TREC ), but not all inspectors and home inspection companies are the same. Please perform a thorough interview of each company you are considering. Several factors to consider before hiring a professional home inspector include; Experience. All home inspectors must be licensed by TREC and their license number will indicate how long an individual has been licensed. I am a 2nd generation Professional Real Estate Inspector, my license is #2962 that was issued in 1991. License numbers from the 7000's-8, 000's have been issued only several years ago with higher numbers being issued within the past one to two years. T takes several years and hundreds of house inspections performed to be thoroughly trained to observe for the hazards and deficiencies listed in the Standards of Practice 535.227-535.233. Due to my vast experience and amount of education, I will likely discover more hazards and deficiencies than most other inspectors. Home inspection companies with multiple inspectors may have very impressive advertisements that list numerous certifications, licenses and qualifications the owner maintains, but that may not be the experience level of the home inspector being sent to your inspection. Multiple home inspector companies tend to have inspectors with very high license numbers, therefore will send out a less-experienced inspector. All inspections by Cypress Inspections are performed by Greg Genser, TREC Lic. #2962 and Professional Inspector since 1991. Beware of inspectors and inspection companies that do not advertise their license number. First, this is deceiving because they do not want you to know their inexperience and second, this is in violation of the Texas Administrative Code 535.221. All inspectors must list their license number on all advertisement. Do you want to hire a home inspector who's first impression put forth is to violate the law? Interview process. The first question most potential clients ask in the initial telephone conversation or email is, "what is my price for a house inspection, " which should be one of your last questions. Interview each home inspection company and determine what makes each different and the one you will feel most comfortable with. Will the inspector access the roof? TREC requires that all home inspectors access the roof or notify the client at the earliest moment if they do not. This means if they never access a roof, that inspector is required to notify you before arriving for the inspection. If you have a pier & beam foundation, will the house inspector enter the crawl space area? Again, we are required to notify the client at the earliest moment if the crawl space is not entered. Being a Texas Master Electrician #12817, I have a stronger background in this area than most and the electrical system is one of, if not the most important system of the home for you and your families safety. Please, view the Standards of Practice 535.227-535.233 to educate yourself and better understand what a home inspector is required to observe and report to you.

Greg is truly the best. He helped my husband and I decide that for sure we wanted the home we currently live in by giving the most professional, and totally through inspection. We found the smallest tinniest details, but they helped in giving us an over-all idea of if we wanted the home or not. Then he just looked at a home for my Mom, and helped her as well. I couldn't believe again, how he was able to find all the little details. We just think he is the best.
