Situated near the Bay in Carmel-by-the-Sea, this 4,000-square-foot home underwent an extensive interior remodel. Soft white finishes on walls and ceilings accentuate the natural light that beams in through windows and skylights. Wide-plank, stained oak flooring, marble mosaic adorning the bathrooms, iron handrails and custom cabinetry serve to create a sleek, modern and graceful style. The 3-bed, 4.5-bath home features an open, flowing floor plan that occupies lower, main and upper levels, affording privacy and ample gathering spaces. Energy demand was significantly reduced with installation of a high-efficiency furnace, replacing hot water heaters with two tankless on-demand units, converting all lighting to LED and insulating the newly opened ceilings. Fireplaces were converted from wood-burning to sealed, gas units and ensconced in custom concrete fireplace surrounds. The laundry room was relocated from the lower level to third floor for increased convenience.

Fireplaces
This 4,000-square-foot, 5-bedroom, 4.5-bath Carmel home was given an interior make-over and updated energy infrastructure. Its original style, typical of the 1970s, was transformed into a thoughtful, exciting interior space. Pitched ceilings were added to the main floor kitchen, living room and dining room, enhancing a sense of spaciousness. The open floor plan flows seamlessly from one room to another. An ample kitchen island provides a centerpiece for gathering whether standing or sitting, as well as counter space for food preparation. A recycled glass backsplash brings a pop of color to the kitchen and natural stone and Caesarstone countertops are both functional and beautiful. A new fireplace was added to the dining room in addition to the existing living room fireplace. Custom concrete facades now adorn both. In the lower level, the space once occupied by a 60-foot hallway was reconfigured into living space, including an in-law suite with living room, bedroom and bath. Behind the scenes, both space heating and hot water are furnished by heat pumps. An ample array of solar panels was added to meet, even exceed, the homeâ€™s energy demands.

Green building takes advantage of a wider range of materials and approaches such as using locally sourced, recycled or renewable materials, energy- and water-efficient appliances and fixtures, renewable energy generation and storage systems, water harvesting and landscaping that supports local biodiversity, and planning for walking, biking, or public transit.

Window Installation/Replacement
The interior of this 2,249-square-foot Carmel Valley home was extensively renovated in keeping with its classic Mid-Century Modern style. The home was originally designed by Will Shaw, FAIA, of Burde Shaw Associates in Monterey, qualifying it as a historic structure. Care was taken to use only materials, shapes and hues that honor its vintage roots. Intriguing angles define the ceilings and upper windows of this 2-bedroom, 2-bath charmer. Muted-tone wood graces the walls, ceilings and floors, accented with splashes of the brilliant colors of the 1960s. The style of the original square-framed, recessed lighting fixtures was replicated and carried throughout including the tray ceiling in the dining room. Insulation was added to improve energy efficiency. Some windows and doors were replaced to take advantage of the natural light and inspiring views.

Thanks to the highly efficient HRV, and the application of advanced insulation and air sealing techniques, the energy demand for space conditioning is about 90 percent less than a traditionally built structure. The remainder of the homeâ€™s energy needs are provided by a solar array. Windows were strategically placed to capitalize on the mountain and valley views as well as naturally control heat gain from the sun.
