If it were possible to rate negative stars, I would. Fees to fix water-damage that was in the apartment when my son moved in, that they refused to fix the whole time he lived there. Refusal to provide any documentation in writing, They refuse to accept the first payment on time because some form wasn't filled out the way they wanted it, and then they charged a late fee for lack of payment. The uneducated white trash sitting in the front office is rude - using expletives! If you get mad, they tell you to talk to their lawyer and then give you a bogus number for the lawyer.

One star is one too many. This business must be the most crooked business I have ever dealt with. They will bill you for unspecified charges and not explain what they are for. When you refuse to pay they will charge late charges and admin charges. They even took a big screen tv from the house while still under lease. They have mold issues they don't resolve. They are rude and uncooperative. Please do as I have and file with Better Business Bureau if you can't get results with them. They need to be stopped. They are preying on the public.

I made an account just so I can write about how HORRIBLE this place is. They have ripped me off with my deposit, charge you for maintenance, and go back on their contracts ALL THE TIME. They ignore your maintenance requests so they can charge you for those repairs later. Also, if their "free internet" entices you, DON'T fall for it! It is the WORST internet ever. I hope my review does you a favor and helps you to NOT RENT FROM TNT!!!!

I think that calling TNT a "slum lord" would be too polite. The term lord at least has a hint of respect to it. TNT is a con-artist with the only intent to take clients money. The house I moved into was horrible. The floors were not level and there were hundreds of horse flys living in the laundry room. The laundry room had a half tile, half plywood floor. When I confronted them about the horse flys they told me it was not their problem. I confronted them on several occasions about the laundry room "floor." Once they told me to email them pictures of the damage. I asked where should I email them to and he responded "rentTNT." Obviously that is not a valid email and they were trying to get me out of the office.



I once had a leak in the kitchen ceiling right next to the main ceiling light. I called them out to fix the leak for fear of electricity and water mixing together and they sent someone out while I was at work who did nothing to fix the leak and then left a note from a torn piece of paper that they had taken a look at it. A piece of paper torn from a notebook is not a professional way to conduct business.



Once I moved out I received a letter that I would be taken to court for failing to pay a month of rent. The lease was terminated early due to my husbands military commitment. We had provided copies of my husbands orders, our marriage license and a formal letter from us stating the lease was terminated. We had discussed many times with TNT about this and the process. They told us we had to pay a full months rent. Fine. We were told we had to pay all utilities till the end of the month. Fine. But all of this is just a way for them to continue to make money. Now they have a vacant house that they are making money off of. They can prepare the home for the next tenants while still making money! Genius if you ask me! But to say we did not pay for a month after we moved out. No way! So I called them about the issue and the office manager states that no one told her they received all our paperwork. All of this seems strange due to the fact that they inspected the home within 72 hours of us returning the keys and we submitted all the paperwork within 30 days before the termination. The office only has 4 staff members. Do they not communicate with each other?



When it came time for my security deposit they charged me for them to take pictures of the damages and for the electric bill after I moved out. They charged for 28 pictures when there was not nearly even close to that much damage. 28 pictures cost me $35. Can I prove that they took those pictures? No. Can I challenge that in any way? No. So there is $35 they coned their way into keeping. The electric bill they charged me to connect it back into their name ($12) and they charged me for 6 days after I no longer lived there and the lease was terminated. There is money that I payed FOR them. Money in their pocket. All this nickel and dining adds up in their pockets and to me it's not worth the stress over $45 to call and argue over the phone with them. Especially considering I no longer live in within even a days drive to Virginia. So there is $45 that they just pocketed. If they do that to every property think of how much money they profit from.



Think twice before renting from TNT. They are not professional in anyway and will con their way into your pocket. It is not worth losing your money to them.

I have never been so infuriated or disappointed with a company as I am with TNT Property Management!! I took better care of that Townhouse than anyone else would have; it looked better when I moved out than it did when I moved in! And I had it professionally cleaned before I moved out! They hardly gave me back any of my deposit and have RIDICULOUS charges on my final statement. I have left several messages for them so that I could review the charges with them and they have yet to return my call (which isn’t a surprise they never have return a phone call.) So, I went up there today and they will not speak with me. If I conducted business in this manner I wouldn’t have any clients left. I’m so baffled and not to mention ANGRY!

These people are horrible. We subleted through them and have been in our house 5 weeks. They said they were coming in to look at things THEY needed to fix and then sent us a list of violations. We called, got fed some lies, fixed what they said, and are now getting kicked out because it was "messy" aka hadn't unpacked all of our boxes. They gave us one week.... ONE WEEK... to find a new place and have all of our stuff out. I went to ask for an explanation and I got kicked out of the office. Granted I was a bit out of my head by the end of it but as soon as I came in asking questions I was told to loose the attitude or get out of the office. They are unprofessional, back handed. and just overall a horrible company. Please be smart and don't rent from them.

This place is HORRIBLE. We've been living here for over a month and they STILL haven't fixed our pre-existing malfunctioning appliances. Still haven't installed a screen for my bedroom window. To make it even better, they fined our apartment $250 for a visiting cat that they "saw in a window". When I called to discuss this with the manager, she hung up on me, despite my reasonable and even temperament. Extremely unprofessional and awful. Will never rent from them ever again, nor should you.

I never actually rented from TNT, but from my experience I can say TNT is a poorly run business.



First, I set up an appointment to see an apartment in Blacksburg. Agent showed up late, but no big deal. Looked at the place, was pleased, applied for the apartment that day and was told the monthly rent would be $575. When I arrived at the TNT leasing office the following week to sign the lease it turned out I was told the wrong monthly rent cost: the apartment was actually $600 per month. I was a little annoyed but decided to sign the lease and gave the TNT agent a check for a security deposit; after all, I liked the apartment I was shown and felt it was still a good deal.



While I was in the office several tenants came to the office. One was a young woman who complained that a TNT repairman had wrecked her apartment and left a terrible mess in the process of fixing a leaking toilet. Another renter, a young VT student who had apparently just begun a lease with TNT, came to the office and complained about problems with her electricity. Needless to say I was getting concerned based on what I was hearing and seeing.



A few hours later the drowsy agent that accepted my lease and check calls to inform me he had made a mistake, and that the apartment I signed for had already been leased to another tenant! Needless to say I stopped payment of the security deposit check and told them I would not rent from them.



Avoid TNT like poison ivy.

DO NOT RENT FROM THEM! I was told by many that their reputation for treatment of people was horrible but I liked the place and the location. I heard many complaints from neighbors about how they were treated while living there but didnt have any particular problem myself. Until move out! I was present during my m/o inspection and all was well. 6 weeks later, I get my refund and am short half of it. They "miscalculated" and charged me 10 extra days rent and the electric bill in their name for 15 days after my move out. The check also had Paid in Full in the memo line so of course if I cashed it, I would be accepting that it was PIF>The problem is they admit they made a mistake but won't cut my check for MY MONEY until its convenient for them. Their computer "doesnt work that way" So, we are now past the 45 day maximum they have to return security deposits and they still have not made this right. They have to wait until the bookkeeper pays bills again. I would bet if I owed them money, the bookkeeper could process that! This is just sorry business practice. As I said, I have heard really bad stories about how people were treated and am now experiencing this myself when I did everything right, paid EVERY rent on time for a 4year lease, and left the place in better shape than I received it so my advice would be to use one of the better companies in the NRV. TNT is rated on all these search engines as one star and thats not a coincidence.

TNT Flinchum is so poorly run that it makes any dealings with them almost impossible. If you call for repairs, it takes them over a week to get there if they even come at all. The properties they have are dilapidated and most still use lead paint. Their incompetence is overwhelming. Do yourself a favor and don't even consider renting from them

Incompetent, rude, dis honest, unresponsive, hard to deal with and I am sure that I have missed a few more. Sadly I was even hung up on by Regina Setphin their office manager. They will nickel and dime you.

Simply crooks!

After completing my lease I received a cleaning/repair bill for exterior cleaning, A/C unit filter cleaning, screen replacement, and window blind replacement. Now consider this is a third story apartment in a college town. Also,utility billing mistakes created by the management company (February to April 2008), lack of response to maintenance requests which resulted in gross overcharges I haven’t recovered (January to March 2009), and a bothersome number of potential buyer walkthroughs of my apartment (2008 to 2009). Tom and his office staff were very unprofessional people to deal with and clearly taking advantage of the property's location and tenants.

Terrible experience with TnT Flinchum!

From an adult grad student, this is a terrible property management company and the worst I've ever dealt with by far. To sum it up: poorly built apartment steps the mailman complained about each package delivery, paperwork mistakes stemming from flagrant incompetence of office staff, unresponsive to serious service calls, and the "coup de grâce" was hundreds of dollars in utility overcharges due to leaking water pipes...eventually fixed after 3 months of requests. The property manager admitted he knew the local utility companies overcharge and do not charge usage, like they say they do. To sum it up, this is a college town where local companies are taking advantage of a situation because it is a collge town. Read the other reviews!
