SLG represents its clients in all state and federal courts throughout California. SLG has been very successful in representing its clients in the following areas of law: creditor bankruptcy, civil litigation matters, real estate litigation and transactional matters, contract litigation and transactional matters, privacy compliance, title company litigation, corporate litigation and transactional matters, lender liability defense, including lender and broker fraud litigation, receiverships, collection litigation, landlord/tenant and eviction matters.
Business Disputes
Mr. Scheer is active in the Bankruptcy community and a member of the Insolvency Law Committee of the Business Law Section of the California Lawyers Association. Mr. Scheer also volunteers for ABI’s CARE Los Angeles Chapter to help educate high school students about the perils of debt and bankruptcy. Mr. Scheer now lives in Orange County with his wife and three kids and heads up SLG’s Southern California office. Mr. Scheer is an avid New England Patriots fan.

Real Estate Litigation
Spencer Scheer & Joshua Scheer are the principals of Scheer Law Group, LLP (“SLG”). They combine over forty years of experience representing nationally known lenders, mortgage brokers, business owners and investors in consumer and commercial litigation and transactional work, with an emphasis on creditor bankruptcy and real estate law. Together they lead a highly trained staff of dedicated professionals, whose goal is to provide superior service and a full range of litigation and transactional services at a fair price.
Construction Litigation
During law school, Mr. Wilkinson interned at French and Butler, LLP, focusing on complex construction litigation, and also interned at Judicial Arbitration and Mediation Services (JAMS).
Real Estate Transactions
Mr. Scheer heads up the SLG Southern California office and also manages the SLG bankruptcy department. He has trial and law and motion experience in state and federal courts. His focus is on all aspects of creditor transaction and litigation matters in state and federal courts, including: Chapter 13 and 11 plan review and litigation, collection litigation, lender and broker fraud litigation, real estate transaction work including preparation of loan workout agreements, forbearance and loan modification agreements, and Lender TIC (tenant in common) loan review and advisement. Mr. Scheer is admitted to practice in all California state courts and in Federal Courts in the Northern, Eastern, Central and Southern District of California as well as the 9th Circuit Court of Appeals.

Landlord-Tenant Disputes
SLG counsels both commercial and residential property owners, property management companies, lenders and real estate brokers regarding landlord-tenant matters including leasing, tenancy modifications, buyouts, rent control matters, and legal steps to ensure owners receive the maximum value for their properties upon sale or refinancing.SLG has litigated landlord-tenant matters throughout California, including unlawful detainer, damages for breach of lease, declaratory relief, writs of mandate, and defense of tenant lawsuits including wrongful eviction and habitability claims. SLG also makes an appearance before local rent boards and other administrative agencies to further its clients’ needs.

Bankruptcy
In re Elm Inn, Inc., 942 F.2d 630 (9th Cir. 1991). Successful appeal of case involving assumption or rejection of lease under bankruptcy law and impact on Lender fee interest in real property.
Foreclosure
Individual Investors: Many individual investors are lost in the maze of confusing and conflicting options related to real property security taken as an investment. Making a sound determination at the onset whether or not to proceed and how to proceed to obtain security given for a loan has been found to be the most effective strategy to protect individual investors' interests. SLG helps its investor clients to navigate these issues by exploring all available options, from foreclosure to negotiated workouts with senior lenders. Response to bankruptcies by borrowers, implementing and managing the eviction process and obtaining income generated by the real property security for the use of the investor are other issues that SLG frequently encounters in protecting its individual investor clients.
Debt Collection
Privacy issues also extend to the need for a review of issues that arise under the Fair Credit Reporting Act (FCRA) and the Fair Debt Collection Practice Act (FDCPA). The ability of SLG to advise its clients in these areas of law provides needed additional protection, with respect to lender/borrower obligations and also with respect to general regulatory responses that impact the day to day operations of SLG clients.
