Overall

This place is by far the worst business that I have ever had to deal with. I can validate the pictures that show that their office is a huge mess, which explains why they are jacked up in every way. The only reason I chose this office was because a friend had referred me to them. They were nice about showing me different properties to buy but when I let them manage my property as a result of my busy life, they definitely took advantage of it. If you ever let these jokers manage your property, this is what you will get:



Advertising: They will charge you an arm and a leg to advertise your property. They actually insist on putting your ad in the newspaper in this day and age.



Late payments: They never tell you if the tenants pay late. Even if they pay on time, they use a complicated process to pay you and they refuse to do direct deposit because "it doesn't work." We have sent them a voided check on two occasions. I get the check on the 15th of each month and that's early for them. Usually it is later than that. When they admit that the tenants paid late, they'll take half the cut of the late fee but at other times, they'll charge "1.00" for late fees, which tells me that they pocketed the rest. Their excuse is that the statement is a mistake. This happened more than once. I have attached a picture of that.



Don't pay and see what happens: If the tenants don't pay or pay partial, they just send you the statement and hope you don't notice. They will never explain anything to you or give you a heads up on any concerning pay issues unless you ask them. The question is always passed on to someone else to investigate and they never take any responsibility. With the last rent that I received from them, I didn't get paid for over 25 days. When I asked about it, I was told that one of the workers who cuts the checks got injured. When I insisted that it was still their responsibility to pay me on time, Shirley responded rudely and said it was my fault for not telling her that I didn't get paid. The whole reason I hired them is because I have a busy life and rely on them to pay me on time. I asked her to cut me a break by not charging me management fees for the next month and she said "I'll ask Brooks and see what he says" which is her default answer for not taking responsibility.



I finally made direct contact with the tenants and they said that the main reason why they are moving is because this office was slow at responding to any needed repairs even though I authorized them in a timely manner. They will not be managing my property anymore. At first I thought that it was just this way because she was old but after speaking to her about my issues, it is apparent that she and the rest of the people in the office are unethical. She even admitted that Brooks doesn't not like running the office. I hate dealing with these people. I am filing a complaint with the BBB to see what happens. Please PM me for details.

If you are thinking of using or doing business with this Realtor & Co., don't! Once you sign their lease, the owners, especially their son (who is a failed, frustrated attorney, in all seriousness) are extremely rude & deceptive. These are HORRIBLE people to do business with. If you don't believe me, do more internet review searches regarding this company.

Be very careful when dealing with this company! My friend, who doesn't speak english very well, went through this company and rented a 2 bedroom and was shown a parking stall and come to find out a couple months later that the parking wasn't in the lease. Why would she be shown the stall if it wasn't included!? She wouldn't have rented the place without a stall. Even though she doesn't have a car, she may have a guest, or buy or rent a car if needed. How many 2 bedroom apartments rented don't include at least one stall!? Also she was told there would be "some" plumbing work that needed to be done. "Some" turns out to be the whole building needs to redo the pipes and there is continuous construction going on making it very noisy. Also, the plumbing is supposed to take about 10 days, but the company has their vacation for the holidays, so they want to start the work, go on vacation, then finish after the vacation, for a total of 20 days, where she will not be able to use one bathroom and the washer and dryer!? When I called to help because my friends english isn't very good, the owner Shirley Onishi, was VERY rude, stated several times that she didn't even know why she was talking to me, and when I asked to bring my friend in on the call to verify info, she said she didn't have time for this and hung up on me! No time for this!?, isn't this her business!? So if you decide to work with this company, check everything in your lease, don't assume anything, and clarify what "some" construction means. I will be sure to never do business with this person, and recommend you do not as well.

We had a lot of issues with this realtor. First off, the customer service was extremely poor. Every time we called the office, none of the assistants could help us or even answer our questions. Scheduling our move-out inspection was very frustrating, nobody could tell us when it was or when it might be. Our emails regarding the issue were never answered. We emailed, called and left messages and did not get any response until the day before the inspection. We had to redo our own schedules last minute. Any other questions we had, prior to the inspection, was always met with "I'm not sure about that, you'll have to ask Shirley, she would know. But she's not in right now." or "Shirley usually handles that herself so I'm afraid I can't help you with that. You can try calling back later. No I don't know when she'll be in.." or "Yeah Shirley is really the one you should talk to about that but she's out right now but we'll let her know and she'll call you back." yeah, that never happened. We actually moved out without ever meeting the ever elusive Shirley.



We would also recommend to any future tenants to read every inch of the lease because it all seems pretty standard until you're ready to move out and then you find out that all the light bulbs have to be changed or else you're charged $10 per, carpets must be professionally cleaned by a specifically named carpet cleaning service, the plumbing (which was probably 30 yrs old) is not their responsibility, etc. etc. We only lived in the unit for a couple of months but during that short time, the unit started falling apart: closet doors would fall off their rails, sliding doors would go off track, paint started to peel, the glue that held the wall trimmings came undone! It was almost like the whole unit was shellacked with lots of glue, paint and varnish to keep it together.

In the end, we spent a lot of money repairing damages that were covered up during the move-in inspection. And after reading the lease carefully, we felt like we were swindled from the get-go. It's almost like they knew that the place was falling apart and so to prevent having to pay for any of the existing damages they just worded the lease so that it becomes the tenants responsibility. Any damages that they happen to notice after you've lived there, they just charge a ridiculous amount fo because they had to repair it themselves: i.e. barely visible scuff marks on 1 wall meant that they had to repaint the entire room even though the rest of the rooms didn't even have the same colored walls.

We take responsibility for not reading the fine print and for trusting too much so we advise for future tenants to learn from our mistakes and to not do business with elusive Shirley.
